- Comparative Market Analysis: This is the report everyone generates and is very common. Local sales are pulled up that compare to your home to help determine what the value of your home might be. This is NOT a shot in the dark automatically generated valuation like Zillow. Actual time, energy and effort will go into extracting the right data to give you the answers you need.
(Warning: Don’t fall for other agents who print out an automatically generated report that will give you an inaccurate value or someone who tells you “the highest price” just so you’ll sign a long term listing contract. Anthony doesn’t require a long term listing contract. Only 30 days.
- Buyers Perception Report: Truth be told, It doesn’t matter what value an agent, appraiser, your neighbor or some website gives your home. The only true determination of the value of your home is what a buyer will pay for it. There are indicators as to what a buyer might think. Sometimes it’s much different than the Comparative Market Analysis. Sometimes it’s good and sometimes it’s not. But in the end of the day, if you don’t know these numbers, you (or your agent) can’t defeat (when bad) or leverage (when good) them.
