Home value information and market conditions are completely hyper local. Do not ever let someone try to convince you that what is happening in “The County”, “The City” or even “The Zip Code” is truly reflective of your home’s value.
Most agents use automated valuation tools that are almost always wrong and don’t take into consideration things like condition, affecting factors like railroad tracks, proximity to major streets or other things that would affect value. Have the agent truly justify to you what price they are suggesting otherwise they will just give you the highest price they can that sounds reasonable just to get you to sign the listing agreement. Then they’ll beat you up to reduce your price every couple weeks.
